What a Full Roofing Replacement Actually Covers

A full roof replacement is the biggest exterior investment most Columbus-area homeowners make, and the one where a bad contractor causes the most lasting damage. The cost depends on roof size, pitch, existing layers, material choice, and whether there's underlying deck damage. What it should never depend on is whether your contractor corners on underlayment, skips ice-and-water shield in the valleys, or walks away before the gutters are re-seated. SOS Home Ohio handles full roof replacement from first inspection through final cleanup, and we work directly with insurance carriers when storm damage is in play. Call 614-913-3809 to schedule your free estimate.

The replacement process starts with a full inspection of the existing deck, not just the shingles on top. We pull every layer, assess the sheathing, and address any soft spots or rotted sections before a single new shingle goes down. Every valley gets ice-and-water shield, code only requires it at the eaves, but Ohio winters don't stop at the eaves. Felt goes over the full deck, drip edge is installed at the eaves before felt and at the rakes after, and ridge ventilation is set correctly so your attic doesn't cook your new shingles from underneath. Cost varies significantly based on square footage, roof complexity, access difficulty, and materials selected. Every job is different, contact SOS Home Ohio for an accurate estimate.

Our Process

How We Replace a Roof, Start to Finish

  1. 01

    Inspection and Estimate

Paul or Andrew walks the roof and the attic. We photograph every problem area, note any deck damage, and give you a written scope before we talk numbers. If insurance is involved, we document what we find and help you navigate the claims process, the same way we helped Sheila Bowersmith recover the insurance payment she was entitled to.

  2. 02

    Full Tear-Off and Deck Prep

We pull all existing layers down to the sheathing, tarp landscaping before the first shingle comes off, and run a magnet over the lawn twice before we leave. Soft or rotted deck sections get replaced before anything new goes down. Shortcuts here show up as problems in year three.

  3. 03

    Installation and Cleanup

Ice-and-water shield in every valley and at the eaves. Full synthetic underlayment over the deck. Drip edge, starter strip, shingles, and ridge cap installed in sequence. We re-seat gutters and inspect downspouts before calling the job complete. Nothing gets signed off until you've walked the perimeter with us.

Why Homeowners in the Columbus Area Choose SOS

01

Insurance Claims Navigation

Storm damage claims are complicated, and most homeowners don't know what they're owed. We document the damage, communicate with your adjuster, and stay involved through the process. Greg Ramah called it turning 'a very complex process into an easy one.'

02

Verified 5-Star Record

49 Google reviews, all five stars. That's not a marketing number. It's a public record you can read before you call. We don't ask for reviews until the job is done and you're satisfied.

03

No Pressure Estimates

Keith Grey specifically noted there was no sales pressure to replace a roof when a repair was the right call. We won't recommend a full replacement if a targeted repair is what the roof actually needs.

04

Full Exterior Scope

Roofing leads to gutters, gutter guards, and siding. We handle all of it, which means you don't coordinate four separate contractors or wonder whether a gap between trades is where the next leak starts.

05

Fast Post-Storm Response

Ohio hail and wind season creates backlogs at every roofing company in Franklin County. We respond to estimate requests the same week, not three weeks out. After a storm, waiting costs more than calling.

06

Attic and Ventilation Check

A new roof over a poorly ventilated attic fails early. We check attic airflow during every inspection. If attic insulation or ventilation is part of the problem, we say so, and we can address it as part of the same project.

Paul from SOS came out today and was great. He clearly showed me the problem areas and what they would need to do to fix them. There was no sales pressure to get a new roof like many places do. I will do another review once the repairs are done.

Very pleased with the level of detail provided in the roof inspection following wind and hail damage to my roof and chimney cap. The inspection was thorough and comprehensive, offering a clear picture of the condition and remaining life of the entire roof system—including gutters, downspouts, roof surface, and attic interior. Paul and his team did an excellent job helping me understand my situation and the next steps toward resolving the issues. They answered all of my questions with patience and expertise.

SOS Roofing is true to its name. I contacted the company for emergency help for a friend. The company owner, Paul, responded immediately, arrived on-site in two to three hours, and had the emergency handled a short time after that. Due to a roof leaking badly in a serious rain and windstorm, a speedy response and solution was definitely needed. SOS Roofing provided that solution, preventing serious interior damage to the home. I highly recommend this company and its owner.

What Drives the Cost of Roof Replacement

Roof replacement in progress on a residential home with workers installing new roofing materials
Roofing companies in the Columbus area often quote wide ranges because the variables on each job are genuinely wide. Square footage is the starting point. Pitch matters, a steep 12/12 slope takes longer, requires different footing, and carries more material waste than a walkable 5/12. Roof complexity adds cost: every valley, hip, ridge, and penetration (chimney, skylight, vent pipe) is additional labor and flashing. The number of existing layers being torn off matters. And deck condition matters most. A roof that's been leaking into the sheathing needs more repair work before the new surface goes on. Materials range from standard 3-tab shingles to architectural and impact-resistant options that carry longer manufacturer warranties and perform better in Ohio hail seasons. We'll walk through every one of these factors during your estimate so you know exactly what you're paying for and why. Every job is different, contact SOS Home Ohio for an accurate estimate.

Signs Your Roof Needs Full Replacement, Not Repair

  1. 01

Multiple layers already on the deck

Ohio building code limits the number of shingle layers. If you've already got two layers, a third isn't legal, and layering over damage never fixes what's underneath anyway.

  2. 02

Granule loss across most of the surface

Granules protect the asphalt from UV degradation. When they're gone across large sections, not just a few isolated spots, the shingles are past their service life. Repairs in one area won't stop the timeline on the rest.

  3. 03

Sagging or soft spots in the deck

Press down on your roof from the attic side and feel for flex. A rigid deck supports the roofing system. Soft spots mean moisture has reached the sheathing, and no surface repair fixes a compromised deck.

  4. 04

Roof age past 20 years with no prior replacement

Most architectural shingles carry 25-to-30-year warranties, but Ohio's freeze-thaw cycles and hail seasons shorten real-world lifespan. A 22-year-old roof that looks okay on the surface may be failing underneath. Roof maintenance can extend a younger roof's life, but not an expired one.

Roof Replacement FAQs

How much does a full roof replacement cost in the Columbus area?
Cost depends on roof size, pitch, number of existing layers, deck condition, and shingle grade. A small, simple roof with a walkable pitch and sound sheathing is a very different job from a complex roof with hail damage and rotted sections underneath. We don't publish ranges because a number pulled from a market average could be off by thousands in either direction on your specific house. Every job is different, contact SOS Home Ohio for an accurate estimate.
How long does a full roof replacement take?
Most residential replacements in the Columbus metro complete in one to two days. Larger homes, complex rooflines with multiple hips and valleys, or jobs that uncover significant deck damage can run longer. We'll give you a timeline before we start, not after. Disruption to the household is real but short. Most customers are back to normal within 48 hours of our first arrival.
Can I file an insurance claim for roof replacement after a hail storm?
Yes, and you should. Ohio's hail and wind seasons regularly cause damage that qualifies for coverage under standard homeowner's policies. The key is documenting the damage correctly. We photograph every affected area, note the hail impact patterns on shingles and metal components, and provide the written assessment your adjuster needs. We've helped multiple customers recover the full replacement value they were entitled to, including navigating disputes with carriers who initially underpaid.
What's the difference between 3-tab shingles and architectural shingles?
3-tab shingles are a single flat layer, typically carrying a 20-to-25-year warranty. Architectural (also called dimensional or laminate) shingles are thicker, with a layered profile that mimics wood shake or slate. They carry longer warranties, perform better in high-wind zones, and hold up better in Ohio's freeze-thaw cycles. Most Columbus-area homeowners replacing a full roof today choose architectural shingles. Impact-resistant options are also worth discussing if your home sits in a hail-prone corridor.
Do you replace the underlayment and drip edge, or just the shingles?
Everything comes off and gets replaced. We don't lay new shingles over old felt. The underlayment is part of the waterproofing system, not just packaging. Drip edge goes in at the correct sequence: eaves first, before felt; rakes after, on top of felt. Ice-and-water shield runs every valley. This isn't above-and-beyond work; it's what a correct installation looks like. If a contractor's bid doesn't mention underlayment and flashing replacement, ask why.
Will you handle gutter reinstallation after the roof is replaced?
Yes. Gutters are removed and re-seated as part of our standard replacement process. If they're in poor shape, we can discuss gutter installation or gutter guards as part of the same project. Coordinating both at once avoids having a second crew on the roof weeks later, and it's the right time to evaluate whether the existing gutter size and downspout placement are handling your roof's water volume correctly.
