What a Real Roof Inspection Covers

We inspect gutters for pitch, seam integrity, and debris loading that prevents proper drainage. Downspouts are checked for blockages and for proper extension away from the foundation. We also note scupper conditions on low-slope sections where standing water is a real risk. A full gutter replacement isn't always needed, sometimes a regrade and a few new hangers solve the problem, but we document what we find so the recommendation is specific. For homes with heavy tree coverage, we'll discuss whether gutter guards make sense as a long-term maintenance reduction.

Franklin County gets real hail, the kind that leaves impact marks on soft metals before you can see it on the shingles. We look at ridge caps, gutters, downspout fins, and AC housing for impact bruising, then cross-reference with the shingle surface for spatter patterns consistent with hail strike. Wind damage shows differently: lifted tabs, cracked shingles along the field, and debris punctures. We photograph and note every indicator we find so that if an insurance claim is appropriate, you have documentation that supports it.
